Many of our written enquiries are for periods that are already booked, or for part weeks in peak season, or with lots of questions. So if you prefer to send an e-mail please include your phone number and we will get back to you and together we will work out the cottage or room that best suits your needs and answer all your queries in one conversation. International enquiries are welcome and expected by e-mail. One more important relevant point, the infrastructure and customer service provided to us by B.T. is so poor our land line was once down for 16 days over a nine month period making it impossible for us to receive or answer e-mails. Things you need to know about the new star rating system effective in 2008. In an effort to unify the English, Welsh and Scottish tourist boards there has been a shake up.
Have you ever been to a 4 star bedroom or cottage and thought " this isn't right " well it's all changing and you will be even more confused.
Bearing in mind it does not matter how grand the furishings are and how confortable things are and how iddilic the grounds or setting is, the following applies : A bathroom in a hotel suite does not have to be independantly heated to acheive 4 star but in a self catering cottage it does. If a freezer or freezer compartment in a fridge does not have 3 star (3months storage facilities) the cottage cannot achieve 4 star. If one of the double bedrooms in a cottage is small and has to have the double bed against the wall the whole cottage can only achieve 2 star, no matter how luxurious. Many 4 and 5 star properties will be drastically downgraded though the quality will remain excellent, and many lower quality will achieve higher grades because certain meaningless pionts have been adheard to. Horse Riding
The rides are not open to the general public only our guests. We cater for every ability from those who have never been on a horse to experts. All kids, even those not riding, can help with the brushing and have a sit on and walk round the yard. Even for the most enthusiastic, no matter how busy we are we will try to give you enough riding, but a lot depends on the variety abilities here at one time. The rides are tailored as far as possible to your ability.
Example of cost 1.5 to 2 hour mountain ride £22. Kids introduction ride about an hour is £8.

Pets
We accept well behaved quiet pets only. One pet per cottage at a cost of £15, they cannot be left in alone in a cottage, allowed off the lead in public areas, allowed in the ornamental garden, they are not allowed on the furnature, and must sleep on their own bedding. We are very rural so there is lots of walking areas.

Our only up to date brochure is here on the net, the old Tec "post it" brochure can not possibly be kept as up to date or show any where near the information about ourselves or the area.

Short Breaks in the Cottages
Low and mid season is the period we do short beaks 2 and 3 day. The cost is on the cottage tariff. Look at last minute deals for those bargains. Once into High ( except June when we will do short breaks) and Peak season we only take weekly holidays Sat - Sat generally we are fully booked but please phone last minute in case something is free or there has been a cancellation, or perhaps think about B+B in the Manor House. Short breaks are being taken in June this year.

As a holiday centre most of our customers want either a weeks holiday or a short break in the main season, so we cannot take 1 night bookings well in advance in the Summer months, but once again phone last minute we often have 1 night between 2 short breaks.
Self Catering Conditions - Cancelation
Self catering accommodatiopn is not let on the same basis as Hotel accommodation, being self serviced it is let to you on a leave it as you find it basis. If cottages are left in an unacceptable condition or there is any damage there will be a charge. All damge due to accident or neglegence must be paid for, this is the reason we require a current credit card valid at the time of stay as security deposit. We reserve the right to take the cost of any damge from the card.
Cancelation
Once a firm booking is made a 20% deposit is required and the accommodation is taken off the availability list with many tourism bodies. If your booking is cancelled and you have not taken holiday insurance this is non refundable. If within two weeks the whole balance will be taken and we will attempt to relet the unit or room to offset some of your cost. The credit card is retained as a security deposit and guarantee of payment so it must be valid at time of your stay. The following time scale applies.
0-14 days payment is required in full
15-20 days 60%
20-30days 40%
anything over 30 days deposit only.
All liability can be offset with holiday insurance our rates are holidays up to £300.....£20; £500.....£25; £750.....£35; £1000... £45. This indemnifies the insured for the cost of the holiday if cancellation is caused by death, illness or injury of the insured or a close relative, husband, parent, father or mother in law, brother, sister child, or close business assosiate if the insured or if you or an isured person are required in court as a witness or for jury service. Proof of the reason will be required.
